Home Prices & Sales Trends
In Lewisville, the typical home price is hovering around $400,000. Latest reports show a median sale price of roughly $406,700, which reflects a modest year-over-year increase of about 0.4%. Homes are also spending less time on the market—about 34 days now, down from roughly 39 days last year.
Although prices have held fairly steady, there’s been a mild pullback in value compared to broader averages. Zillow data puts the most recent median home value around $387,000, with a slight drop around 2.8% over the past year.
Rental Market Snapshot
Renters in Lewisville are seeing stability more than rapid growth. The average monthly rent citywide is approximately $2,450 for all property types, up just $60 from a year prior.
For smaller units, such as studios or one-bedroom apartments, rents tend to range between $1,200 and $1,600. Factors like location and amenities still play a major role in what you’ll pay.
Housing Supply, Listing Activity & Buyer Advantage
Around 370 homes are currently listed for sale in Lewisville—this is lower than a year ago, indicating tighter inventory. Days on market are down slightly, suggesting that serious buyers may be able to negotiate, but homes that are well-priced tend to move faster.
Sale-to-list price ratios are close to 98%, meaning buyers may still have a bit of leverage, especially when considering price drops in some listings.
Emerging Development & Housing Diversity
Developers are responding to local demand by adding new housing options. Among notable projects is Lakewood Village, which will bring 148 homesites—including both half-acre lots and smaller “fifty-foot” homes—to the area just east of the Lake Lewisville Toll Bridge.
City planning efforts are also pushing for more mixed-use designs, transit-aligned residential near DCTA stations, and different home styles like townhomes, condos and accessory-dwelling units. These goals are part of Lewisville’s vision to expand housing choices for people at different income levels and life stages.
What This Means for Residents
- Buyers: A steadily priced homes market, combined with low inventory, may favor those who move decisively. There may be room for negotiations, especially on longer-listed or less visible properties.
- Sellers: While pricing expectations remain strong, patience might help—homes in top condition tend to draw attention faster, especially in neighborhoods with rising buyer interest such as Vista Ridge or Indian Oaks.
- Renters: Growth in rental prices has slowed—but options remain varied. Considering amenities, commute, and size will help get more value. Also, watch for new multifamily developments and renovated units near transit nodes or mixed-use zones.
- Developers & Planners: Many of the current initiatives support infill development, lower-density lot subdivisions, and mixed-use housing. These efforts align well with Lewisville’s goal to accommodate growth without losing neighborhood character.
In summary: Lewisville’s real estate market is in a phase of adjustment. Prices are not climbing quickly, but neither are they falling sharply. For many locals, the shift is less dramatic than it might feel—but meaningful enough to pay attention to where neighborhoods, amenities, and housing types are headed.
